The Sandpaper June 2020





 THE SANDPAPER
Residence are now welcome to enjoy our wonderful amenity, the community pool. Please keep in mind the following when visiting this summer:
  • The pool is open 7 days a week from 9:00am to 9:00 pm
  • To accommodate Social Distancing, at this time, only 10 homeowners will be allowed in the pool area at one time
  • At this time, no guests are allowed.
  • The restrooms and pool area (pool ladders, doorknobs, etc.) will be sanitized daily at 8:30 am by members of the ‘Pool Committee’.  They have been provided the equipment based on the sanitation requirements from the State Board of Health
  • A Sanitation Sheet will be filled out and visible to all homeowners when the area was last sanitized and by whom
  • The pool furniture will NOT be available.  Homeowners will need to bring their own chairs, use only those chairs, and take them with you when they leave.
  • No communal toys allowed this summer
  • No dogs are allowed in the pool area

Again, this is all being done in response to Covid-19 and the state’s recent recommendations for pools and will be lifted as soon as we are able.

Rental Amendment Update
In May the Sandpiper Bay Board asked homeowners to consider a proposal to our community by laws. This proposal was intended to protect our property values in the years ahead. Thank you to everyone who voted in a timely manner and thank you to those who voiced their opinion on the matter and helped collect ballots. Unfortunately, we were not able to get the 66 votes needed to pass this amendment.  We did however receive 63 votes in favor, which clearly indicates support for the topic. Most importantly, we received valuable and consistent feedback. The board has discussed this feedback and concerns already with our legal counsel and a plan is being developed to rectify those concerns. Homeowners can expect a new amendment that addresses the long term concerns yet protects rights of current homeowners that are renting and those that may wish to rent in the future.  The next HOA meeting will be July 15th. At that time our attorney who specializes in HOA law will be there to answer and address all your questions and concerns.  You will receive a new ballot with new verbiage prior to the meeting on July 15th, so please bring your ballot with you to the meeting.
Message from the Board
As you know, the Sandpiper Bay Community is governed by a covenant that was established by homeowners, for homeowners, when the community was established. Property Service Management (PSG), in conjunction with the HOA Board try to guide decisions that best suite the total community. Elections for board members are open each year and each member is elected by homeowners. The current board would like to address a couple of misconceptions that have come to light in recent weeks:

  • Board members are not paid, they are volunteers that have a common goal, to make Sandpiper Bay a great place to call home.
  • Board members pay their monthly dues just like all homeowners
  • Every decision that is made, is made with the safety and best interests of all homeowners and our community in mind. Decisions are made based on budget, urgency, and the culture that we are trying to create and maintain.
  • We have partnered with PSG to guide us when guidance is asked for. They also handle our finances, insurance, vendor relations, and scheduling of outside vendors when necessary. They bring a high level of expertise and experience that the board truly relies on.
  • Do our covenants, bylaws, and architectural guidelines need to be updated? Absolutely.  A committee is needed and the time needs to be put in to get this done. 
  • All homeowners are encouraged to attend HOA meetings.
  • Finally, please keep in mind that the board is made up of volunteer that are your neighbors. We are people that live here just like everyone else. If you do not like the direction the community is going, then please consider running for a board position.
Other News/Reminders:
  • It is that time of year to keep your Air Conditioning unit washed off from the cottonwoods. 
  • We are still seeing dogs tied up with no homeowner in sight. Please remember to stay with your dog when outside.
  • Current Covenant and ByLaw documents can be found on our website
  • Any alterations to a common area must be approved prior to the work being done. Please submit and Architectural Change Application to info@psgcondos.com 
  • We are looking to have a Community Garage Sale the weekend of September 12th, More information will be communicated.
